Terraced House Scaffolding

Scaffolding for Terraced Houses in Kent & South East London

Specialist scaffolding for terraced houses across Kent and South East London. Shared party walls, narrow side access and pavement licences handled correctly.

Scaffolding for terraced houses

Terraced houses are the most common housing type across South East London and much of Kent. From the Victorian and Edwardian terraces of Lewisham, Deptford and Woolwich to the inter-war and post-war terraces of Sidcup, Bexleyheath and Dartford, terraced properties present a consistent set of scaffolding challenges that require experience and careful planning.

The defining characteristic of a terraced house from a scaffolding perspective is the shared party wall on both sides. This affects how the scaffold is tied, how access is managed, and how the scaffold is designed to avoid damage to neighbouring properties. Narrow or absent side access is also common, requiring the scaffold to be erected and struck from the front and rear.

We have been scaffolding terraced houses across Kent and South East London for over 34 years. We understand the practical and neighbourly considerations involved.

Terraced house scaffolding considerations

Terraced houses require a scaffold design that accounts for the shared party walls on both sides, the typically narrow or absent side access, and in many cases the need to work over the public pavement at the front of the property.

Where the scaffold extends over the pavement, a licence from the local authority or highway authority is required. We manage this process on behalf of our customers and ensure the scaffold is erected and maintained in accordance with the licence conditions.

  • Shared party walls on both sides requiring careful tie design
  • Narrow or absent side access requiring front and rear erection
  • Pavement licences required where scaffold extends over the highway
  • Neighbour notification and consideration throughout the works
  • Rear garden access constraints and boundary considerations
  • Overhead cables and utilities requiring safe working distances

Full elevation scaffold for repointing, brick replacement and lime mortar work on front and rear elevations.

External rendering

Scaffold for rendering, re-rendering and external insulation systems on front and rear elevations.

Loft conversions

Scaffold for all phases of loft conversion work including structural, roofing, dormer construction and finishing.

Rear extensions

Scaffold for rear extension construction including foundations, brickwork, roofing and finishing.

Party walls and neighbours

Working on a terraced house almost always involves the party wall. The scaffold ties into the party wall, and in some cases the scaffold may need to be erected partly on the neighbour's side of the boundary. We advise customers on the practical aspects of this and can help with neighbour communication.

Where a Party Wall Agreement is required under the Party Wall etc. Act 1996, this is a matter between the property owner and their neighbour. We can advise on the scaffolding aspects but recommend customers seek advice from a party wall surveyor where required.
