Scaffolding for Loft Conversions in Kent & South East London

Scaffolding Designed Around Your Conversion Type, Not Just Your Roof

A loft conversion is one of the most complex domestic projects a scaffolding contractor can be asked to support. The scaffold needs to give safe access for the structural work, the roofing, the brickwork on dormer cheeks, the rendering or cladding, and often the window installation — all at different stages of the same project. At All Scaffolding Services Kent Ltd we plan loft conversion scaffolding from the outset, working with homeowners, builders, roofing contractors and joiners across Kent and South East London to make sure the scaffold supports every phase of the conversion rather than holding it up.

Scaffolding for Every Type of Loft Conversion

Dormer Loft Conversions

Dormer conversions are the most common type in Kent and South East London. The scaffold needs to cover the rear slope for the structural opening, the dormer cheeks for brickwork or cladding, the dormer roof for the roofing contractor, and the dormer front for window installation. We design the scaffold to give access to all of these without requiring multiple separate erections.

Hip-to-Gable Conversions

Hip-to-gable conversions require scaffolding that covers the hip end of the roof for the structural alteration and the new gable wall for the bricklayer. The scaffold also needs to give access to the ridge and the adjoining slopes for the roofing contractor. We plan the scaffold to cover all three trades from a single erection.

Mansard Conversions

Mansard conversions involve significant structural alteration to the roof pitch and often require scaffolding that covers the full rear elevation from ground to ridge. We provide scaffolding designed to the structural drawings and adapted as the conversion progresses.

Velux / Roof-Light Conversions

Velux conversions require less structural work but still need safe access to the roof slope for the roofing contractor and the window installer. We provide compact, efficient scaffolding that gives the access required without unnecessary cost.

L-Shaped Dormer Conversions

L-shaped dormers are common on Victorian and Edwardian terraces in South East London and the London-fringe areas of Kent. They require scaffolding that covers both the rear slope and the return, often with access constraints from neighbouring properties. We have extensive experience of these projects in Bromley, Bexley, Sidcup, Orpington and the surrounding areas.

Supporting Every Phase of the Conversion

A loft conversion typically involves four or five separate trades working at height, often in sequence but sometimes overlapping. The scaffold needs to support all of them.

1

Structural Steelwork & Carpentry

The structural opening, ridge beam installation and floor joists are the first phase. The scaffold needs to give safe access to the roof structure from the outside and, where required, a working platform at eaves level for the structural engineer and carpenter.

2

Roofing

The roofing contractor needs access to the existing slopes being altered, the dormer roof and the new roof covering. We position the scaffold to give the roofer a safe working platform at the correct height for each part of the roof.

3

Brickwork on Dormer Cheeks

Dormer cheeks are often brick or block, requiring a bricklaying platform at the correct height. We adapt the scaffold as the cheeks rise, raising the platform and repositioning boards as required.

4

Rendering or Cladding

Many dormer cheeks are rendered or clad after the brickwork is complete. The scaffold needs to remain in place for the renderer or cladding contractor, with platforms positioned at the correct height for the finish being applied.

5

Window Installation

Dormer windows are often installed from the outside. The scaffold needs to give the window installer safe access to the dormer front at the correct height, with a stable platform for handling the window units.

Safety, Compliance & Working at Height

Loft conversion scaffolding involves working at height on an occupied domestic property, often in a terrace or semi-detached setting with limited space and neighbouring properties on one or both sides. We take the planning of these jobs seriously.

  • TG20 compliant erection as standard
  • CISRS-qualified scaffolders on every job
  • Scaffold inspected and certified on handover
  • Weekly inspections available for longer hire periods
  • Brick guards and toe boards on all working lifts
  • Debris netting where required
  • Scaffold tied to the structure at correct intervals
  • RAMS provided for all jobs on request
  • Full public liability and employers liability insurance
  • SSIP accredited — accepted by most principal contractors

Practical Considerations for Homeowners

Access to Your Property

We will need access to the side or rear of the property to erect the scaffold. If access is through the house we will discuss this with you before the erection date. We aim to minimise disruption and leave the site tidy at the end of each day.

Highway Licences

If the scaffold needs to extend over the pavement or highway, a licence from the local authority is required. We handle the application process on your behalf for jobs in Dartford, Gravesend, Maidstone, Medway, Bromley, Bexley and the other areas we cover.

Neighbouring Properties

On terraced and semi-detached properties the scaffold may need to be tied to or positioned close to the neighbouring property. We discuss this with you and, where required, with your neighbour before erection.

Duration of Hire

Loft conversion scaffolds are typically in place for four to twelve weeks depending on the conversion type and the build programme. We agree the hire period at the outset and adapt it if the programme changes.
