Conservatory & Orangery Scaffolding in Kent & South East London
Specialist scaffolding for working around conservatories, orangeries and glazed extensions. Carefully planned access for roofing, repairs, rendering, brickwork, maintenance and other work where existing glazed structures make access difficult.
When a property has a conservatory, orangery or glazed extension, the scaffold cannot simply be erected as though the building is a straightforward rectangular structure. The existing glazed structure sits in the way of the normal approach — it may occupy part or all of the rear elevation, it may sit directly below a first-floor working area, or it may restrict the available ground access on one or more sides of the building. The scaffold arrangement needs to be planned around what is already there: the position and size of the conservatory, the roof configuration, the available access routes, the boundary constraints and the areas the contractor actually needs to reach. At All Scaffolding Services Kent Ltd we deal with this type of access regularly across Kent and South East London. Every job is assessed individually because no two properties are the same.
What Work Do We Provide Scaffolding For?
We provide scaffolding around conservatories and orangeries for a wide range of contractors and homeowners. The work being carried out determines what access is needed and how the scaffold is arranged.
Conservatory Roof Replacement
Replacing a conservatory roof — whether with a new polycarbonate, glass or solid tiled roof — requires safe working access at roof level. The scaffold needs to give the installer access to the full roof area without loading the existing conservatory structure.
Conservatory Roof Repairs
Repairs to conservatory roofs, including replacing panels, fixing leaks, resealing and repairing gutters and flashings. Access requirements vary depending on the roof type and the extent of the repair.
Orangery Roof Work
Orangeries typically have a more substantial roof structure than a standard conservatory, often with a flat or lantern roof section. Scaffolding for orangery roof work is planned around the specific roof configuration and the access needed by the contractor.
Roofing & Re-Roofing Above Extensions
Where a conservatory or extension sits below the main roof, the roofer needs access to the main roof without being able to use the conservatory roof as a working platform. The scaffold is designed to give the roofer safe access to the main roof above.
Chimney Access Above a Conservatory
Rear chimneys are often positioned above a conservatory or extension. Scaffolding for chimney work in this situation needs to provide access to the chimney stack without relying on the conservatory roof as a base.
Rendering & External Wall Work
Where a conservatory occupies part of the rear elevation, the renderer needs access to the wall above and beside it. The scaffold is planned around the actual elevation being worked on, not the conservatory.
Brickwork & Repointing
Bricklayers and repointing contractors working on elevations that are partially obstructed by a conservatory or orangery. The scaffold provides a working platform at the correct height for the masonry work.
Gutter, Fascia & Soffit Work
Replacing or repairing gutters, fascias and soffits on the main building above or beside a conservatory. Access is needed at eaves level without disturbing the conservatory roof or gutters.
Window & Door Installation
Installing or replacing windows and doors on upper floors or on elevations where the conservatory restricts ladder access. The scaffold provides a stable working platform at the correct height.
Loft Conversions
Where a conservatory sits below the loft conversion work area, the scaffold needs to give the builder access to the upper part of the building without using the conservatory roof. Often combined with a full loft conversion scaffold.
Extension & Renovation Projects
Renovation and extension projects where the existing conservatory or orangery remains in place during the works. The scaffold is planned to work around the existing structure and adapt as the project progresses.
External Painting & Maintenance
External painting, maintenance and inspection work on elevations where the conservatory restricts access. The scaffold provides safe access to the full elevation without requiring the conservatory to be removed.
Scaffolding Around a Conservatory — Common Situations
The situations we encounter vary considerably from property to property. The following covers the most common access challenges we deal with when scaffolding around conservatories and orangeries.
Conservatory Directly Below a First-Floor Working Area
This is one of the most common situations. The conservatory sits at ground-floor level and the work is on the first-floor elevation or roof above it. The scaffold arrangement needs to provide access to the upper area without loading the conservatory roof. The approach depends on the conservatory dimensions, the roof type and the available ground access around it.
Conservatory Attached to the Rear of the House
A rear conservatory restricts access to the back elevation of the building. The scaffold needs to work around the conservatory footprint and provide access to the rear wall and roof above it. Where there is space on either side of the conservatory, the scaffold can often be arranged to work around it.
Conservatory Occupying Most of the Rear Elevation
Where the conservatory runs the full width of the rear elevation, the available ground space on that side of the building is significantly reduced. The scaffold arrangement in this situation is assessed individually — the options depend on the building height, the conservatory dimensions and the access available from the sides.
Narrow Side Access
Many properties have a narrow passage between the house and the boundary on one or both sides. Where this passage is the only route to the rear of the property, the scaffold materials need to be carried through it. The width of the passage affects what can be erected and how.
Conservatory Close to a Boundary
Where the conservatory sits close to a boundary fence or wall, the available space for scaffold standards and base plates is limited. The arrangement is planned around the actual dimensions available on site.
Conservatory Adjoining an Extension
Some properties have both a conservatory and a separate extension, or a conservatory that has been built onto an existing extension. The scaffold needs to work around both structures and provide access to the areas above and beside them.
Glazed Roofs & Rooflights
Glazed conservatory roofs and rooflights cannot be walked on or used as a working platform. The scaffold arrangement is planned so that the working loads and access requirements are properly considered in relation to the existing glazed structure.
Restricted Access to the Garden
Where the garden is small, steeply sloping or otherwise restricted, the available space for scaffold erection and material storage is limited. We assess the site before quoting to understand what is achievable.
Rear Access Only Through a Narrow Passage
Where the only access to the rear of the property is through a narrow side passage, the scaffold erection sequence and material handling need to be planned around this constraint. This is a common situation on terraced and semi-detached properties across Kent and South East London.
Protecting the Existing Structure
The existing conservatory, orangery or glazed extension needs to be considered when planning the scaffold. The scaffold arrangement is planned so that working loads and access requirements are properly considered in relation to the existing conservatory or orangery.
Where the existing structure creates an obstruction, the scaffold may need to bridge or work around it rather than relying on the conservatory roof. The approach is determined by the building, the conservatory dimensions, the roof configuration and the work being carried out.
We do not invent technical solutions or make claims about what can or cannot be done without seeing the property. Every job is assessed on its own merits.
Roofing Above Conservatories
One of the most frequent enquiries we receive is from roofers and homeowners who need scaffolding to carry out roofing work on the main building above a conservatory. The conservatory sits below the working area and cannot be used as a base for the scaffold or as a working platform.
The scaffold gives the roofer safe, continuous access to the main roof while allowing the existing conservatory to remain in place. The arrangement is planned around the conservatory position, the roof pitch and the access available on the sides of the building.
This applies to re-roofing, tile replacement, flat roof work, lead work, ridge and hip repairs and any other roofing work where the conservatory sits below the area being worked on.
Chimney Access Above a Conservatory
Rear chimney stacks are frequently positioned above a conservatory or extension. This is a common situation on Victorian and Edwardian terraced and semi-detached properties across Kent and South East London, where the rear chimney serves the back reception room and the conservatory has been added at a later date.
The scaffold needs to provide access to the chimney stack without using the conservatory roof as a base. The arrangement is planned around the chimney position, the conservatory dimensions and the available access. For more detail on chimney scaffolding generally, see our chimney scaffolding page.
Rendering, Brickwork & External Walls
Conservatories and orangeries often occupy part of a rear elevation, creating an obstruction for rendering, brickwork, repointing or external painting. The renderer or bricklayer needs access to the wall above and beside the conservatory, and the scaffold is planned around the actual elevation being worked on.
The platform height and position are determined by the work being carried out and the height of the wall above the conservatory. For rendering work specifically, see our rendering scaffolding page.
For bricklaying and masonry work, see our scaffolding for bricklayers page.
Conservatory Scaffolding Where Access Is Difficult
Difficult access does not automatically mean a particular scaffold solution is required. The site needs to be assessed to understand what is achievable and what the most practical approach is. We deal with difficult access regularly and will give you a straight answer about what can be done.
Narrow Side Passages
Where the only route to the rear of the property is a narrow passage, scaffold materials need to be carried through it. The passage width determines what can be erected and how the scaffold is sequenced.
Rear Gardens with Limited Space
Small, sloping or heavily planted rear gardens reduce the available space for scaffold erection and material storage. We assess the site to understand what is achievable before quoting.
Close Boundaries
Where the conservatory or the property sits close to a boundary fence or wall, the space for scaffold standards is limited. The arrangement is planned around the actual dimensions available.
Attached Extensions
Where a conservatory adjoins an extension or other outbuilding, the scaffold needs to work around both structures. The arrangement depends on the relative heights and positions of the structures.
Conservatories Occupying the Full Rear Elevation
Where the conservatory runs the full width of the rear elevation, the scaffold arrangement is more constrained. The options are assessed individually based on the building height and the available side access.
Restricted Material Access
Where materials cannot be delivered directly to the working area, the scaffold erection sequence needs to account for how materials will be moved around the site.
Neighbouring Properties
Where the scaffold would need to be erected close to a neighbouring property or boundary, we plan the arrangement to work within the available space and discuss any access requirements with you before starting.
Pavement & Highway
Where the scaffold needs to extend over a pavement or highway, a licence is required from the local authority. We manage the licence application on your behalf. The relevant local authority remains responsible for the highway throughout.

How We Approach a Conservatory Scaffolding Job
- 1
Discuss the work
Tell us what work is being carried out, who the contractor is and what access they need. The more detail you can give us, the more accurately we can plan the scaffold.
- 2
Assess the property and access
We visit the property to assess the conservatory position, the available access routes, the boundary constraints and any other factors that affect the scaffold arrangement.
- 3
Determine the scaffold arrangement
Based on the site assessment, we determine the most practical scaffold arrangement to give the contractor the access they need while working around the existing conservatory or orangery.
- 4
Provide the quotation
We provide a clear, itemised quotation covering erection, hire and dismantling. No hidden charges.
- 5
Erect the scaffold
The scaffold is erected by our CISRS-qualified team. We work around the conservatory carefully and keep the site tidy throughout.
- 6
Inspect and hand over
The scaffold is inspected before handover and a handover certificate is provided. The contractor can begin work once the scaffold has been handed over.
- 7
Adapt if required
If the project requires agreed changes to the scaffold during the works, we can adapt the structure to suit. Changes are discussed and agreed before any alterations are made.
- 8
Dismantle when the work is complete
Once the contractor has finished and confirmed the scaffold is no longer needed, we dismantle and remove it promptly.
What Affects the Cost?
There is no fixed price for conservatory scaffolding. The cost depends on a number of factors specific to the property and the work being carried out. We provide a clear quotation after assessing the site.
- Building height — taller buildings require more materials and longer erection and dismantling times
- Conservatory or orangery size and position — larger structures create more of an obstruction and require more planning
- Number of elevations requiring access
- Type of work being carried out — roofing, rendering, chimney, brickwork and other trades have different access requirements
- Access around the property — restricted access increases erection time
- Side passage width — narrow passages affect how materials are moved to the rear
- Rear access — whether the rear of the property can be accessed directly or only through a passage
- Existing extensions and outbuildings that affect the available space
- Roof configuration — the pitch, type and condition of the conservatory and main roof
- Required working platforms — the number of lifts and platform widths needed
- Any bridging or specialist arrangement required to work around the conservatory
- Highway or pavement licence requirements where applicable
- Hire duration — the length of time the scaffold needs to remain in place
