Construction & Development Scaffolding

New Build & Developer Scaffolding in Kent & South East London

Temporary access scaffolding for new-build houses, housing developments, commercial construction and development projects across Kent and South East London.

Over 34 years of scaffolding industry experience · Constructionline Gold · Achilles accreditation · CISRS-qualified scaffolders · £10m public liability insurance

New-build construction projects require scaffolding at different stages of the build programme. From initial brickwork and blockwork through to roofing, external wall finishes, cladding, rendering, window installation and high-level finishing work, the scaffold needs to provide safe, practical access for the trades carrying out the work.

All Scaffolding Services Kent Ltd provides temporary access scaffolding for new-build and development projects across Kent and South East London. We work with property developers, house builders, main contractors and construction companies to provide the scaffold access their teams need — from single new-build houses to small residential developments and commercial construction projects.

Scaffold requirements vary from project to project. The arrangement depends on the building design, the construction programme, the trades involved and the site conditions. We do not claim that every new build requires the same scaffold setup.

Scaffolding for Developers, Builders & Main Contractors

We work directly with professional construction clients across Kent and South East London. Our new-build scaffolding service is available to:

  • Property developers — residential and commercial
  • House builders — individual plots and small developments
  • Residential developers — housing schemes and multiple-unit projects
  • Main contractors — managing scaffold as part of a wider construction programme
  • Construction companies — requiring reliable access for their site teams
  • Building contractors — domestic and commercial new-build work
  • Extension and development contractors — where new construction forms part of a larger project
  • Commercial developers — offices, retail, industrial and mixed-use schemes
  • Refurbishment and redevelopment contractors — where existing buildings are substantially rebuilt
  • Site managers and project managers — coordinating scaffold with the construction programme

New Build Project Types

New Build Houses

Detached, semi-detached and terraced new-build homes across Kent and South East London. Whether a single plot in Sevenoaks or a pair of new homes in Bexleyheath, the scaffold needs to provide access for the full range of trades working on the external envelope.

Small Residential Developments

Small developments of several new homes where multiple buildings may require scaffold access, sometimes simultaneously. Coordinating scaffold across a small site requires an understanding of the construction sequence and the trades involved.

Housing Developments

Larger residential developments where scaffolding needs to be planned and managed alongside the construction programme. We work with site managers and project managers to ensure scaffold access is available when and where it is needed.

New Build Extensions & Additional Dwellings

Where new construction forms part of a larger property development — additional dwellings, annexes or extensions to existing buildings — the scaffold arrangement needs to reflect both the new construction and the existing structure.

Commercial New Builds

Offices, retail premises, industrial buildings, commercial units and other new construction projects. Commercial new builds often involve greater heights, larger footprints and more complex access requirements than domestic projects.

Mixed-Use Developments

Projects containing both residential and commercial elements, where scaffold access may need to serve different building types and different trades within the same development.

Replacement & Redevelopment Projects

Where an existing building is substantially redeveloped and new construction requires temporary access. We provide the scaffolding for the new construction — we do not undertake demolition or construction work ourselves.

Scaffolding Through the Construction Programme

Scaffold requirements on a new-build project are rarely static. As the build progresses, the access needs change — and the scaffold arrangement may need to change with them. A typical sequence might involve:

  1. 1

    Initial project discussion

We discuss the project with the developer, contractor or site manager — the building design, the construction programme and where scaffold access will be required.

  2. 2

Review of building design and programme

We review the building layout, the number of storeys, the elevations involved and the anticipated construction sequence. Drawings and photographs are helpful where available.

  3. 3

    Planning the scaffold arrangement

We identify the scaffold arrangement suited to the building and the programme. Where the project requires a design-led arrangement, this is assessed accordingly.

  4. 4

    Initial scaffold erection

Our CISRS-qualified scaffolders erect the scaffold to the agreed arrangement. RAMS are provided where required.

  5. 5

    Brickwork and blockwork access

The scaffold provides a working platform for bricklayers and blockwork teams as the external walls rise. Upper-storey masonry, gable ends and difficult-access elevations all require safe working platforms.

  6. 6

    Roof construction access

As the build reaches roof level, the scaffold provides access around roof edges, eaves, gables and verges for roofing teams.

  7. 7

    External envelope works

Rendering, cladding, external insulation and facade finishing work may all require scaffold access to the external elevations.

  8. 8

    Window and external finishing access

Upper-floor window installation, external joinery, reveals and high-level finishing work may require continued scaffold access.

  9. 9

    Adaptations where required

Where the construction sequence requires changes to the scaffold arrangement — raising, extending or adapting the structure — we carry out the necessary alterations.

  10. 10

    Snagging and remedial access

Where snagging or remedial works require temporary access at height, the scaffold can remain in place or be re-erected as required.

  11. 11

    Removal

Once the scaffold is no longer required, we return to dismantle and remove it from site.

Not every project follows this exact sequence. The scaffold programme is planned around the actual project requirements.

New Build Brickwork & Blockwork Scaffolding

Bricklayers and blockwork teams on new-build projects need safe, stable working platforms as the external walls rise. Scaffold access is typically required for upper-storey external brickwork, cavity wall construction, gable-end masonry, blockwork around external openings and difficult-access elevations where ladder work is unsuitable for sustained construction activity. On a new-build project, the brickwork scaffold often serves as the primary access structure for the early stages of the build, before being adapted for roofing and external finishing work. See our dedicated page on scaffolding for bricklayers for more detail on how we support masonry teams.

See also: Scaffold for Bricklayers.

Roofing Access on New Builds

New-build roofing work requires safe access around roof edges, eaves, gables, verges and roof slopes. Depending on the building design, scaffold access may also be required for dormers, roof windows, flat-roof areas, chimneys and roof-level external details. We provide the scaffold access — the roofing work itself is carried out by the roofing contractor. See our scaffolding for roofers page for more detail.

See also: Scaffolding for Roofers and Temporary Roof Systems.

External Wall Finishes

Once the structural shell is in place, external wall finishes including rendering, external insulation, cladding and facade finishing may all require scaffold access to the elevations. On new-build projects, these trades often follow the brickwork and roofing stages, and the scaffold may need to be adapted to suit the specific requirements of each trade. We provide the access scaffold — the finishing work is carried out by the relevant contractors.

Windows, Doors & External Joinery

Upper-floor window installation, high-level glazing, external doors, window reveals and external joinery all require safe access at height. On a new-build project, window installation typically follows the structural and roofing stages, and the scaffold may already be in place from earlier construction activity. Where the scaffold needs to be adapted to suit window installation requirements, we carry out the necessary alterations. We provide the access — the installation work is carried out by the window and joinery contractors. See our Window Installation & High-Level Glazing Scaffolding page for more detail.

See also: Window Installation & High-Level Glazing Scaffolding.

Multiple Trades Using the Scaffold

On a new-build project, the same scaffold may need to support access requirements for several different trades during a particular phase of construction. Bricklayers, roofers, renderers, cladding contractors, insulation contractors, window installers, painters and external maintenance teams may all require access to the same elevations at different points in the programme — and sometimes simultaneously.

Discussing access requirements early in the project can help avoid unnecessary scaffold alterations and disruption to the construction programme. We do not claim guaranteed time or cost savings, but coordinating scaffold use across trades is a practical consideration on any new-build project.

Site Access & Difficult Sites

New-build sites vary considerably in their access conditions. Tight development sites in areas like Dartford, Crayford or Orpington may involve restricted access, narrow side passages, rear elevations that are difficult to reach, neighbouring properties in close proximity and ground conditions that affect how the scaffold can be erected. On sites with public-facing construction activity — pedestrian routes, public footpaths or highway interfaces — appropriate protection arrangements may be required.

  • Restricted access and narrow side passages
  • Rear elevations and difficult-access areas
  • Tight development sites with neighbouring properties
  • Awkward ground conditions and sloping sites
  • Multiple buildings on one site
  • Occupied neighbouring properties
  • Pedestrian routes and public-facing construction sites

The scaffold arrangement needs to reflect the actual site conditions. Where a project involves pedestrian routes or public areas, see our Pedestrian Protection & Gantry Scaffolding page. See our Pedestrian Protection & Gantry Scaffolding page.

New Build Site Safety & Compliance

Construction sites have specific health and safety requirements, and scaffolding on new-build projects must be erected, managed and dismantled to the appropriate standard. All Scaffolding Services Kent Ltd brings Over 34 years of scaffolding industry experience to new-build and development projects, with the credentials that professional construction clients require:

  • Constructionline Gold — recognised by main contractors and developers
  • Achilles accreditation — supply chain compliance
  • CISRS-qualified scaffolders and card holders
  • £10 million public liability insurance
  • RAMS provided where required
  • Over 34 years of scaffolding industry experience across Kent and South East London

Where a particular scaffold arrangement requires project-specific design or compliance assessment, this is addressed as appropriate to the project. We do not claim NASC membership.

New Build Scaffolding Design & Planning

The scaffold arrangement for a new-build project depends on the actual building and site conditions. Factors that influence the planning include:

  • Building height and number of storeys
  • Building footprint and number of elevations
  • Construction sequence and programme
  • Access requirements at each stage
  • Ground conditions and site boundaries
  • Neighbouring buildings and occupied properties
  • Pedestrian interfaces and public areas
  • Materials being installed and trades involved
  • Duration and anticipated adaptations
  • Whether loading bays or material access points are required

We do not invent dimensions, tie patterns, loading capacities or engineering specifications. Where a project requires a design-led scaffold arrangement, this is assessed accordingly. See our Scaffolding Design & Compliance page for more detail.

Scaffolding for Small Developers

Not every new-build project is a large housing estate. The same professional scaffolding service applies to one-off new builds, replacement dwellings, small residential developments, barn conversions where new construction is involved, property redevelopment projects and individual commercial units. Developers and contractors working on smaller projects in areas like Swanley, Hextable, Wilmington, Chislehurst or Sidcup can expect the same approach as larger construction clients — a clear quotation, competent scaffolders and a scaffold that works for the project.

New Build Scaffolding Cost

There is no single price for new-build scaffolding. The cost depends on the specific project, and we do not publish standard rates. Factors that affect the price include:

  • Building size and height
  • Number of elevations to be scaffolded
  • Site access conditions
  • Scaffold complexity and arrangement
  • Construction programme and duration
  • Required adaptations during the build
  • Pedestrian protection requirements
  • Whether multiple buildings are involved
  • Whether loading bays or material access points are required
  • Whether other trades will use the scaffold simultaneously

To prepare an accurate quotation, it helps to have as much project information as possible. Drawings, building dimensions, photographs and details of the construction programme all help us understand the scaffold requirement.
